Happily Ever After

“I feel secure about my future…”
You are the best. Thanks so very much. I love my new home. You have created a life for me that I never realized was even a possibility. With this Reverse Mortgage, I feel secure about my future, that I can settle in and truly enjoy myself. And no more house payments. Thanks for your inspiration and guidance.

“Another lender told us we could not do this…”
She has been nothing short of wonderful. She has been our family mortgage bankers for many years. My entire family trusts her. She takes care of all the footwork and made this loan so much easier than it could have been. Liv is thoughtful and easy to work with. She also understands what is needed and was able to anticipate a problem we had, and got us through it so that we successfully got approved for a reverse mortgage. Another lender told us we could not do this and Liv just closed our Reverse Mortgage loan. We are finally able to get our Solar Panels for our home and have a line of credit. Thank you, Liv!!

“…commitment, integrity and hard work…”
My wife and I were referred by a dear friend from Church who has known Liv a long time. She helped us with a reverse mortgage to purchase our home. Her commitment, integrity and hard work were nothing short of spectacular. Liv is honest, an excellent communicator and reliable. She made the process easy and pain free. We recommend her highly! Two thumbs us for Liv!!

“My mother was in good hands…”
My mother is nearly 90. I was skeptical of Reverse Mortgages until I met Liv. She talked us through the entire process and was super patient. After she explained everything, I knew my mother was in good hands and felt like this loan was the right fit for her. What can I say about Liv? She is honest and she knows what she is doing! I don’t think that there is anyone else I would rather trust than Liv with this type of loan. I recommend her whole-heartedly!

Janis’s Story:

After selling her home, Janis, 65, was in the market to buy something closer to her grandchildren; Although those proceeds made a solid down payment, her retirement income did not qualify her for a traditional loan. Her children did not want her to move in with them—to be fair, she did not want to live with them either! Her situation called for a HECM for Purchase. She pays her homeowners insurance annually and property taxes twice a year, and not a single mortgage payment. Janis’s children don’t want to inherit anything — they just want her to live a long and happy life.

Gary & Aileen’s Story:

Aileen’s health was declining. Increasing healthcare costs plus a forced retirement meant they were at risk of loosing their home. Thanks to their HECM, they paid off the existing mortgage, which meant that Gary could stay in their home as long as he wanted. Surprisingly, they also had  access to a 5-figure Revolving Line of Credit**—it was just enough to take that Cruise they had always dreamed of.

Anna & Jim’s Story:

Their Triplex (Primary Residence) was almost paid in full and they had an incredibly low interest rate. Their “Brady Bunch” family kept growing, so they were determined to leave the property to the kids and grandkids. They have rental income from their other two units, generous retirement packages, and want this to be the last house they ever live in. I encouraged them to maintain their course, as the HECM would disrupt their current goals.

 Steve’s Story:

COVID shut down his business. To keep his home and frugal lifestyle, Steve, 78, rented out his other bedrooms, storage space in the garage, spent through his savings, and then maxed his credit cards. Steve’s HECM eliminated his mortgage altogether, and thanks to 20 years of equity in his home, he received both a Lump Sum at Close and a six-figure Revolving Line of Credit**. He’s since paid off all credit cards and has enough space in the garage for his new (used) truck.

Jeri’s Story:

As a botanist, Jeri, 72, was driving from North San Diego County into Mexico 3 days a week to breed roses. She wanted to retire but didn’t know what she would do with her time—She loved her flowers. Her house was paid in full decades ago and currently valued over $1.7 million. After reviewing the extensive proposal, she realized she qualified for over $750,000—tax free*. These funds allowed her to retire and 1) Travel the world, teaching other botanists her techniques;   2) Help build a custom ADA compliant home for her niece.
